Buying property is one of the few decisions where the cost of getting the details wrong is measured in years rather than money alone. Most of the questions that matter are answerable up front, provided you know which ones to ask and who to ask them of.

Start with the paperwork

Before anything else, establish that the land title is clean and that the approved plan matches what is being built. Ask for the mutation records, the approved building plan and the developer's agreement with the landowner. A developer with nothing to hide will hand these over without hesitation.

Then look at the building itself

Visit the site at different times of day. Check how much light the apartment actually gets, where the noise comes from, and whether the balcony is deep enough to use. Look at the finish quality in a completed project by the same developer rather than relying on a show flat.

Finally, understand the timeline

Ask what stage the structure has reached and what remains. Handover slips most often on the finishing package, not the frame, so a topped-out building is not the same as a nearly finished one.
